Overview

When she first began looking for a property, she initially asked for advice on how to manage the property after purchase. There are many agents in Tokyo, including other companies, so buying real estate is not that difficult. However, many people are uncertain about how to manage the property after the purchase. She was one of them.

Challenges

First, since the property was going to be purchased as a second house and rented out short-term, location was very important. It needed to be easily accessible from Narita or Haneda airports, as well as close to commercial areas like Ginza, Shibuya, and Roppongi, where shopping and dining options are available. For short-term rentals, having at least two bedrooms was ideal, and access to airports and major areas was crucial. Finding such a property within the limited budget was a challenge.

Solutions

First, we had an online meeting. I explained the property taxes and costs associated with purchasing a property. Since I also manage a property management company called Axioz Management, I took about an hour to address all her questions and concerns regarding property management, monthly rental operations, and taxes after the purchase, clearing up any uncertainties she had.

The next step was property search and viewings. Since she lives in Singapore, we used WhatsApp video calls to view rooms, exteriors, and facilities, with me visiting the properties in person and showing her through videos.

Results

After selecting several properties of interest, considering the location and the interior design of the rooms, we ultimately chose a property between Nishi-Nippori and Mikawashima stations, which offers good access to Narita Airport. The area also has the charm of old Tokyo, being close to Ueno and Asakusa. It’s a bright, southeast-facing room with a beautiful view.

While she was still in Singapore, she purchased furniture and electrical appliances, and our company helped with receiving the deliveries. The apartment was stylishly furnished with a calm, sophisticated interior.

This is the first time we have bought a place without physically seeing it. Entire process was done remotely including the completion. Tsuyoshi san was great. helping to source for potential apartments and patiently going through the process and details. He also went down personally to show us the potential units and doing a zoom call for us to see it.
