Finding the Ideal Home Along Tokyo’s Chuo Line
Managing complexities such as timing, unique requirements, ensuring a smooth purchase and a property perfectly suited to the client’s needs.
Overview
An American of Japanese descent living in Seattle, who loves Japan and has relatives here, was looking for a house in Tokyo. Having relatives living along the Chuo Line, he hoped to find a property within walking distance from a Chuo Line station. He was also considering a dual lifestyle between Japan and Seattle after retirement.
Challenges
When we first contacted him, there were concerns about whether he could find a suitable home in Japan given his height and the uncertain timing of when his funds would become available. Even if a desirable property was found, there was a risk that he might not be able to purchase it immediately, potentially missing out on the opportunity to acquire it.
After the initial inquiry, he visited Japan and we went to see several properties together. Unfortunately, we couldn’t find a suitable property during his visit, and he returned to Seattle.
Solutions
Later, after securing his funds, we quickly searched for a suitable property. When we found one he liked, we conducted a virtual tour via Zoom. While technology allowed us to view properties from afar, it was not the same as seeing it in person, so we tried to make the virtual tour as close to a real viewing as possible. For example, I walked through the entrance, opened doors and closets, and checked the water pressure by turning on faucets, in order to closely replicate the actual experience of an in-person tour.
After doing extensive research, we found a charming designer home with high ceilings that the client liked immensely. He was so pleased that, while still in America, he authorized me to sign the contract documents as his representative, and we were able to finalize the purchase.
Since we were able to find a wonderful property that met his preferences, and he had trusted me to assist with every necessary step for the purchase, he was not anxious about buying from abroad. He later visited Japan to see the property with his own eyes and was delighted to find that it matched his expectations. The settlement was completed after he returned to Seattle.
Results
Despite the challenges and complexities involved in handling inquiries from abroad, meeting his requirements, and managing the timing of funds, I was thrilled that we found a great property for him and were able to resolve each issue thoroughly.
After the settlement, I had the opportunity to travel to America and visit Seattle, where I personally handed over the house keys to him. It was a long journey from inquiry to closing, but I will never forget his happy face when I handed him the keys in Seattle. It was in this moment that I truly felt grateful for my work.
