It all started with a single email.
“I am currently looking to buy a home in Tokyo. Though I am able to speak Japanese, I am not confident enough to be able to go through the home-buying process fully in Japanese. Therefore, I found your name when searching for English-speaking real estate agents in Tokyo.
Would you be willing to take me on as a client?”
Challenges
Mark-san, an American software development engineer who has lived in Japan for five years and has permanent residency status, loves Japan and enjoys living in Tokyo. However, he felt cramped in his rental apartment and wanted to purchase a more comfortable place to live since he works remotely from home.
He wanted a bright living room and a pleasant view.
We immediately selected a property and went to view it together, but when we entered the room, we found the view from the window was of a parking lot. He looked a little disappointed when he saw the view.
Solutions
I got myself together, with having a conversation with Mark-san, we searched the database very carefully with his preferences on my laptop and selected two apartments. We went to see the apartments later.
And as soon as we entered the apartment, he said “I’m buying this one!”
We went to see the next apartment just to make sure, but his mind was already made up, and as soon as I finished looking at the next apartment, we sent the letter of intent to the selling side company for the apartment we viewed first.
His quick decision paid off, and he was able to get the right to purchase the apartment he really liked.
He’d like to use a mortgage loan, so we immediately contacted the bank and confirmed the necessary documents. He’d really like to purchase it very strongly so he prepared the necessary documents immediately, and I assisted him.
The mortgage loan approval passed without any problems, and the property was handed over.
Since I had arranged for electricity, gas, water etc., and air conditioning to be installed in advance, he was able to move in and start living in the house smoothly two days after the handover.
Results
I knew that he liked the penguin character “Kopen-chan,” so I handed him with a key chain of Kopen-chan, which he immediately attached to his key and said he would treasure it for the rest of his life.
